Upper Thomson rarely releases land. Thomson Reserve rises on the former Thomson View site, acquired for S$810 million in Singapore's largest approved residential en bloc since 2023.
Three SGX-listed developers committing to a single 5-hectare site is a signal worth reading carefully. Below are the essentials, so you can judge the project on facts before anyone sells you on it.
Upper Thomson is not just a place to live. It is a place to belong, today and for generations to come.
The best of city living, wrapped in greenery. Upper Thomson MRT sits roughly two minutes away by sheltered walkway, with Thomson Plaza directly opposite and MacRitchie Reservoir at the edge of the neighbourhood.
This did not happen overnight. The estate matured in stages, and each stage added something the next one could build on.
A quiet, leafy neighbourhood of landed homes and low-rise estates.
Amenities and lifestyle offerings expand along Upper Thomson Road.
The Thomson–East Coast Line opens, transforming connectivity.
A mature estate with schools, dining, nature and transport within reach.
Enduring value in a prime residential address with limited new supply.

Upper Thomson rarely releases land, and three SGX-listed developers committing to a single 5-hectare site is a signal worth reading carefully. Here's the case, built on fundamentals rather than hype.
An established, mature enclave with nature, schools and connectivity already in place — not a promise of what's coming, but what's already here.
The Thomson–East Coast Line at Upper Thomson MRT and the Circle Line at Caldecott put the city within easy reach.
New private launches in District 20 remain scarce, supporting sustained demand and price strength over time.
Families, professionals and expatriates are drawn to the schools, greenery and everyday convenience — a base that supports both owner-occupation and rental demand.

CNA recently got a first look inside Bukit Chagar station, the Johor Bahru terminus of the new RTS Link connecting Singapore and JB by rail. The station is targeting a 25-minute ticketing, security and immigration process, with opening slated for early 2027. This brings great convenience for Thomson Reserve residents since Upper Thomson MRT sits on the same Thomson-East Coast Line as Woodlands North, the Singapore-side interchange for the RTS Link — meaning a direct TEL ride to the interchange, followed by a short walk to board the RTS Link train straight into JB. HDB has confirmed plans for new BTO developments in the Upper Thomson area under the upcoming Lakeview and Shunfu estates, with the first project launching in the June 2026 BTO exercise. For buyers, this signals continued government investment in the area's long-term growth. See source
Thomson Reserve's site officially changed hands on 2 October 2025, when the $810 million collective sale of the former Thomson View Condominium was legally completed. The buyer, Tamarind Development Pte Ltd, is a joint venture between UOL Group, Singapore Land Group and CapitaLand Development — three established, SGX-listed names now bringing the site to market as Thomson Reserve. Thomson Reserve is located along Bright Hill Drive in District 20, Upper Thomson, Singapore. It sits on the former Thomson View Condominium site, between Upper Thomson Road and Sin Ming Avenue, with Thomson Plaza directly opposite and MacRitchie Reservoir nearby.
Thomson Reserve is jointly developed by UOL Group, Singapore Land Group (SingLand) and CapitaLand Development, through a joint-venture entity. The consortium acquired the former Thomson View site for S$810 million, which was Singapore's largest approved residential collective sale since 2023.
Thomson Reserve is a 99-year leasehold development.
Thomson Reserve is expected to comprise approximately 1,268 residential units across six towers, on a site of roughly 504,300 square feet. The final unit count is confirmed by the developer at launch.
The unit mix spans two- to five-bedroom homes, organised into a Classic Collection and a Luxury Collection. Larger layouts are expected to include four-bedroom premium and five-bedroom configurations suited to multigenerational families.
Upper Thomson MRT (TE8) on the Thomson–East Coast Line is the nearest station, roughly a two-minute walk via a planned sheltered linkway. Bright Hill MRT (TE7) is within about one kilometre, and Marymount MRT (CC16) and Caldecott interchange are also close by.
Ai Tong School, a popular SAP primary school, is located within one kilometre of the site. Catholic High School, Marymount Convent School, Anderson Primary School and Raffles Institution are also in the surrounding area.
Official pricing has not been released. The developer publishes the price list close to the preview, and figures circulating online are estimates rather than confirmed prices. If you register your interest, I'll send the official price list and floor plans the moment they are issued, so you are working from real numbers rather than speculation.
The showflat preview is expected around October 2026. Preview and launch dates are set by the developer and can shift, so registered buyers are notified first as soon as dates are confirmed.
Completion is expected around 2030, based on current project timelines. The legal expected date of vacant possession is stated in the developer's sale documents at launch.
No. For new launch purchases in Singapore, the developer sets a single price list that applies to every buyer, and the developer pays the agent's commission. Working with me costs you nothing extra, and you get independent analysis of whether the project actually suits your situation.
